Olhe estas frases:
1a) “We are staying in the cabin until Saturday”
- Nós estamos ficando na cabana até sábado
1b) ”We have to leave the cabin by Saturday”
- Nós temos que sair da cabine até sábado
2a) ”We have until Friday to finish this report”
- Temos até sexta-feira para terminar este relatório
2b) ”We’ll have finished the report by Friday”
- Teremos terminado o relatório até sexta-feira
"until"
Usamos “until” falando de uma situação ou estado que dura até um certo tempo (1a) ou de um período de tempo que é disponível para fazer algo (2a).
"by"
Mas dizendo que algo deve ser feito até um certo tempo (1a) ou será feito até um certo tempo (2b), usamos “by”. Ou seja, aqui somos falando de ações
Mais exemplos:
A: ”Can we keep the room until the weekend?”
- Podemos ficar no quarto até o final de semana?
B: “Yes, as long as you leave by midday on Monday”
- Sim, contanto que você saia até o meio-dia na segunda-feira
”You have until Friday to write this essay, but I must have it on my desk by 3pm, as I’m leaving early for the weekend”
- Você tem até a sexta-feira para escrever este artigo, mas eu devo tê-lo na minha mesa até as 15h, já que estou saindo cedo para o fim de semana
”He wants me to finish this by Friday, so I’ll have to stay at work until 8 every evening to get it done”
- Ele quer que eu termine isto até sexta-feira, por isso vou ter de ficar no trabalho até às 8 cada noite para o fazer
Uso de “by” com o Future Perfect
Compare estas duas frases:
“We can eat at 8, dinner will be ready by then”
- Nós podemos comer às 8, o jantar estará pronto até lá
“We can eat at 8, I’ll have finished cooking dinner by then”
- Podemos comer às 8, já terei terminado de fazer o jantar até lá
Falando de terminar uma ação até um certo tempo no futuro, usamos o Future Perfect (“will have” + participio). Usa-se especialmente com verbos como “finish, complete”, etc.
"If all goes well, we’ll have completed the project by the end of the month”
- Se tudo correr bem, teremos concluído o projecto até ao final do mês
”Make sure you call her before four, as she’ll have left the office by then”
- Certifica-se de que lhe liga antes das quatro, pois ela já terá saído do escritório nessa altura
”Come and see me at 2, I’ll have had lunch by then”
- Vem ver-me às 14h, já terei almoçado até lá
Ou as vezes, usamos o Perfect Infinitive ou um Modal Perfect
”She expects to have finished her second novel by November, in time for Christmas”
- Ela espera ter terminado seu segundo romance até novembro, a tempo do Natal
”They should have completed the new bridge by this time next year”
- Eles devem ter completado a nova ponte por esta altura no próximo ano
”by the time”
Note que nesta estrutura, enquanto em português se usa o Futuro do Subjuntivo, em ingles usamos o Present Simple. Podemos usar “will” ou o Future Perfect (“will have”) na outra parte, mas nao depois “by the time”:
”By the time I get to Phoenix she'll be rising”
- Quando eu chegar em Phoenix ela estará acordando.

”We’ll be at home until about 3, but we’ll probably have left by the time you come home from school”
- Estaremos em casa até as 3, mas provavelmente já teremos saído quando você voltar da escola
“By the time you get this letter, I’ll have (already) left the country”
- Quando você receber esta carta, eu já terei deixado o país
”I’ll have finished getting the house ready by the time they arrive”
- Terei terminado de preparar a casa quando eles chegarem
